A leaking chimney almost never fixes itself. The most common causes are: failed flashing (the metal seal where the chimney meets the roof), a cracked or missing crown (the concrete cap at the top of the chimney), a missing or damaged cap (allowing rain directly into the flue), porous masonry that absorbs water rather than shedding it, a cracked flue liner, and condensation from oversized flues or improperly vented appliances.

The tricky part is that water can enter at one point and travel several feet before becoming visible. A stain on the ceiling does not always point directly to the source. Proper diagnosis requires a trained eye and, in some cases, a camera inspection of the flue.
